Common difficulties with selling a tenanted property

Buyers going through estate agents are usually looking for property with vacant possession, and estate agents may undervalue the property accordingly. Many estate agents won't even take tenanted properties onto their books.

Getting a mortgage to buy a tenanted property can be almost impossible. Access to the property can be limited, and it may not be in the tip-top condition that 'home' buyers expect. Making repairs or redecorating often isn't an option with a tenant in place.

At auction, tenanted properties often don't sell or go for low values, as many investors simply won't buy properties with sitting tenants. Everybody is getting more risk averse in the current climate.

Your tenants

If you try to sell a tenanted property and default on the lease or rental agreement, you are legally liable to pay damages.

Serving a Notice to Quit on your tenants can leave your cash flow exposed. A quick cash sale gets around these problems. Even if you have served a Notice, we can time the sale to your benefit (the average estate agent sale is now taking around 6 months).

Selling to another investor buyer is usually the best outcome for your tenants too. They get to remain in the house, with no worries about who is going to buy the property, and don't have the disruption of providing access to prospective buyers.
